Know the facts that affect your home's sale.
Selling your home is one of the most important decisions you will make in your life. How much is it REALLY worth? How long will it take to sell? How do you handle buyers making undesirable offers?
As a top Johnson County Realtor with a proven track record, it is my job to guide you through this complicated process, from beginning to end. I want you to get the maximum value for your home, within YOUR time frame. Here are just some of the things that I'll do to market and sell your home:
- Buyers want to buy your home for as little as possible! Through detailed comparisons between your home and recently sold homes, and other properties currently on the market, together we can accurately determine your home's worth in today's market. In the industry, this is called a Comparative Market Analysis or CMA. I'll help you with this for free.
- Buyers have their own timelines, which might not be yours! I make sure they don't waste your time by qualifying them as to their real ability to afford your home.
- More buyers interested in your Johnson County KS home means more money in your pocket when it is sold. My extensive marketing of your home assures you of maximum value. For example, this web site will market your property all across the web. It will also appear on Realtor.Com, Yahoo Real Estate, Microsoft MSN HomeAdvisor, Prudential Properties.com, Prudential KC Realty, KornspanGroup.com, SteveKornspan.com, Homes.com, BobVilla.com and other top national sites. We can place your home on my web sites within minutes! Print advertising, although less effective today, does have value. I'll advertise your home in the local real estate publications, including "The RAD Real Estate Guide", "Johnson County Homebuyers" magazine, Homes and Land, Kansas Homes, and for open houses, "The Kansas City Star". Of course your home will be adverstised in the Heartland MLS (Multiple Listing Service), the computer database that all KC area professional realtors use when working with buyers.
- When I begin marketing your home, I immediately notify all the buyers that I am helping. We'll also notify all the Realtors in this area that we work with, who quickly tell their homebuyers. It is a powerful way to jump-start the sale of your home!
- I'll walk through your home together to advise you how to present your property to maximize its selling price. Some improvements are worth it, and some are not! Be careful.
- Contracts are complicated, and intimidating. You don't want to go to a closing with any doubts. You will have the full benefit of my real estate experience and knowledge for a smooth and successful closing. I recommend that you do not sign on any dotted lines without asking me first.
- I'll make sure you conform to any and all Kansas statutory disclosure requirements. I'll also inform you of any inspections that you should consider having done ahead of time to smooth the negotiating process with buyers, and to ensure a successful escrow and closing.
You pay no up front costs for my services! So you can be sure that I'll work hard to get your home sold, for as much as this market will possibly bear. I'll also work within your time frame and your needs. For example, sometimes it can be hard to sell and move out of your current home, and buy and move into a new home, all at the same time! I can help smooth this out.
Call or email us. Ask for a free in-home presentation. I'll come to your home or office, and present you a plan that details exactly how I'll market your home. There is absolutely no obligation so don't let this opportunity pass. It is part of my job as successful real estate agent to offer you this service.
Fill out this form. Tell me a bit about your house, and your particular needs, and I'll get back to you quickly...
Do you need an Appraisal or CMA?
Setting the right price is an important first step in the process of selling a home. Is it necessary to spend $300 to $400 for a professional appraisal of your property before placing your home on the market?
A professional appraiser's opinion of a property's market value is based on the recent sales of similar homes and on the square footage and condition of the property. Different appraisers might come up with different figures. Even if all of them agreed on a value, there is no guarantee that you would receive that amount for your property.
An alternative to a professional appraisal is to ask a professional real estate agent for a written market analysis of your property. This analysis will include information about recent home sales in your neighborhood, as well as how those homes compare to yours. Real estate agents may provide this service with no charge or obligation. If you are still unsure of the value of your home, you can always pay for an appraisal.

Request a Free Listing Presentation
On How I'd Market and Sell Your Home.
A "Listing Presentation" is an industry term for the formal presentation that a Realtor makes to prospective home sellers, trying to earn their trust and business. Don't list your home with a real estate agent without it!
We'll visit your home, and together we will walk through it, considering the positives and negatives (if any!). You will then see exactly how we would propose to sell your home, for as much as the market will bear, and within your time frame. We will tell you where we will advertise your home, both in print and on the web. With the dramatic growth in homebuyer usage of the web, you MUST have a top Realtor that knows how and can extensively market your home online!
And you'll find out what your home is worth, because part of our presentation will include a CMA (Comparative Market Analysis) of your home. I'll compare your home to others like it in the area that have recently sold, and also to others that are currently for sale. This is a very important way of determining the fair market value of your home.
I make free presentations and prepare CMAs for prospective home sellers every day. I know exactly what puts a big SOLD sign in your front yard.
I'd love the chance to make a presentation for you. It is totally free and without any obligation. Call us! Or fill out this form and I will get back to you quickly...
- What it takes to get approved for financing. What banks and other financial institutions are looking for.
- How much your payments will be.
- The tax advantages of buying.
- Is renting or buying better for you?
Tell us a bit about your situation and we'll get right back to you. There is absolutely no charge, and we offer this to you with no strings attached.

For Sale By Owner - Unrepresented Sellers
A few tips before planting a sign in your yard.Do you know what a professional real estate agent does?
Even if a yard sign did produce a prospective buyer at your door, think about how you will respond to these questions:
"How does your home compare to similar ones the neighborhood?"
"How did you determine the fair market value of this property?"
"Can you help with financing?"
"Who will draw up the paperwork?"
"Why aren't you using a Realtor? Is there something wrong with your home?"
"Since you aren't using a Realtor, we can take their fee right off the top, right?"
Selling your home is one of the most important financial transactions you'll make in your life. Don't take risks. Selling your home is not like selling a car. Every home is different, and every homebuyer wants to offer you as little as possible. How do you determine the real market value?
Almost all (90%) homes are sold using a Realtor for at least one side of the transaction. As a Johnson County real estate professional, I specialize in helping you negotiate with the buyers who want your home for less than it is worth.
Also, I know how to prepare your home for sale, marketing it locally and nationally, and leading you through the stack of legal paperwork, lender traps, escrow and closing. Be sure that you really want to sort through all that before planting a sign in your yard. Errors can cost you significantly.
Put the money in your pocket not the buyers, lenders, or home contractors. Do you know a new chimney liner costs $2300 or more? Converting a fireplace to gas is typically less than $750. Think the buyer will tell you than? Did you know if you have your original title insurance policy it can save you hundreds of dollars. Do you think the title company will tell you that? Keep in mind, buyers want your home for as little as possible. Are you willing to give away thousands of dollars to a buyer you don't know? If you are willing to take these chances and sell your own home, at least let me provide a no hassle, no cost, no obligation analysis of its market value.
Give me some information about your home, and I'll prepare a thorough Comparative Market Analysis. This will let you know what it is worth. We'll also show you, how as an experienced, Johnsons County Realtor, how I would market your property. This is free, with no hassle, no strings attached. Simply email this form...
